About the project

This 69 m² apartment with a 2+KK layout offers unique and cosy accommodation with one bedroom, accommodating up to four guests. Located away from the city centre in a new building in the quiet Podolí district, the interior's colour scheme combines earthy natural tones with various shades of blue. The apartment also includes a terrace and a parking space, attracting guests travelling by car who prefer staying in a quiet part of the city.

Challenge

Despite the less attractive tourist location, we aimed to utilise the favourable layout, extra amenities, and good access to the city centre to create an appealing option for tourists who typically seek apartments in the city centre.

Our solution

As the apartment is located in a new building, the space was completely unfurnished when we took it over. Drawing on our extensive experience, we fully equipped the interior, from furniture to decorations, to suit both short-term and medium-term stays. We highlighted the apartment's advantages on advertising platforms, such as the garage space, terrace, and cellar, which helped us achieve an above-average stay length of 4.9 days.

  • 95.8% guest satisfaction 
  • 86.3 % occupancy
  • RevPAN 2 608 CZK
  • 85 % short-term rentals and 15 % medium-term rentals 
  • 73.5 %  higher net earnings compared to long-term rental

Conclusion

Even properties outside the main tourist areas have the potential to succeed in the accommodation market. However, it is essential to consider many factors influencing guests' decisions on where to stay. In this case, we leveraged the excellent facilities of the new apartment building to create an offer that appeals mainly to families. This is achieved through the unique interior, high-quality care during the stay, and the availability of parking, as guests from neighbouring countries often choose to travel by car.
